I've seen a number of apartments listed here, and when I try to look up the complexes online, they seem to be resort condos. Are private owners renting to students, and if so, how do you hook up with these people in light of the competition of other students? Also, what is Solutions, that is roundly touted as a rip off, apparently? I have my application in for September 2009 and want to learn as much as possible beforehand. Ideally I would like to find a "modern" apartment with all utilities included, as well as washer/dryer, and wireless internet or internet already in place. I am not looking for roommates. Any input would be most appreciated.

Most places around campus where students live are, in fact, rented out to students by private owners, or companies like Premier Real Estate. You can get into contact with these people by e-mailing AUC's housing department (housing @ aucmed.edu) and asking them for the latest housing list. You'll find a huge list of all the available housing around campus and how to get in contact with the owners.

Solutions, on the other hand, is a company that owns a handful of buildings near campus and they rent out apartments to students as well. I don't know whether it's a rip-off or not. By US standards, most things on St. Maarten will seem like a rip-off. Fact is, a lot of people like Solutions and a lot don't, so take from that what you will. If you do a search, you'll find some old threads discussing Solutions and you'll see a wide range of opinions.

As for "modern" - most apartments are modern, a lot have washers at least, if not a dryer as well. They will also have utilities included in the sense that they will be there when you move in, but the utilities are not included in your rent. You will get a separate bill for electricity and water and that will be added to your rent and you pay the whole thing to your landlord/lady. Same with internet - you have to contact a third party company (like Caribserve, NetStar, etc.) to have them setup your internet, except with that, you pay the internet company directly. This is almost universal on the island and it is very rare for you to find a place with utilities and internet included in the rent.

That said, a lot of people will recommend you stay in the dorms for your first semester. That way, you can go apartment hunting some time during the semester and actually see the place in person before you sign a lease.

Thanks for the information. I have a family, so can't stay in the dorms unfortunately, but this was helpful.

Contact Karen Larmony with Colwell Banker. You can get her number from the school housing list. She works with students very well.
