This is like living off campus in any flat. It will depend what is covered in your lease and what the landlord is willing to fix.

Maintaining your property

Prior to marketing your property, we will provide a full inventory and schedule of condition of the property, including photographic evidence. Tenants will be required to submit any changes to the property no more than 72 hours after the date of the tenancy. Once this period has passed, the inventory will be used to assess any loss or damage to the property and its contents.

We will then require you to submit three sets of keys to the property. One set of keys will be kept at the CLAS offices in a secure safe. The others sets will be issued to the tenants. Depending on the size of the property, it may be necessary to get other sets of keys cut. You may also choose to keep a set of keys for yourself, although please respect the tenants’ privacy and do not use the keys except in an emergency.

During the tenancy, there will be some damage to the property and its contents due to wear and tear. Landlords should therefore bear in mind that it is likely that there will be some loss or damage to the property during the tenancy. The cost of repairing any loss or damage caused by the tenants will be deducted from the tenants’ deposits. However, landlords should bear in mind that there may some repairs required which are not the tenants’ responsibility.

Once tenants have moved into the property, we will provide regular inspections of the property and will inform you of any necessary maintenance work at the property. We can also arrange for such work to be carried out on your behalf, using reputable tradesmen. The cost of any maintenance work will be met either by the landlords or the tenants depending on the nature of the work. We can set a limit under which repairs can be carried out without informing you; if the repairs exceed this limit, we will gain your permission prior to arranging for the repairs to be carried out. We do ask, however, that this permission not be unreasonably withheld or delayed as this may cause inconvenience the tenants. You should also bear in mind that quick and convenient maintenance work will lead to more satisfied tenants.

Remember that the landlord has an obligation to keep the property in good working order. Landlords are legally obliged to ensure any repairs relating to heating, electrical or plumbing systems, leaking roofs, or any other repairs which are likely to prevent the tenants from quietly enjoying the property, are carried out.

Emergency repairs will be carried out immediately by reputable tradesmen. Due to the nature of the repair, it may be necessary to arrange the repair prior to receiving your consent.

Any costs incurred in arranging minor repairs to your property will be met by your monthly management fee. Should any major repair or refurbishment work be necessary, we will quote you a fee for managing these works.

Insurance and Security

You are advised to maintain adequate insurance coverage for the property. Tenants will be required to take out insurance to cover their belongings as part of their Tenancy Agreement. You should ensure that the property has adequate security – failure to do so may invalidate both your insurance policy and the tenants’ insurance policies.

Utilities and Council Tax
The cost of utilities and council tax at the properties will be met by the tenants. When you leave the property, you should contact the relevant companies and provide meter readings where required. You must provide information regarding the current utility suppliers.

We will provide information on utility suppliers for the tenants, as they will be responsible for the charges.

The landlord will be responsible for the charges during any periods when the property is unoccupied.
