Campus Village Apts
I came across the link to the website for these apartments and was wondering if I could get some feedback from current students regarding them?
For $1,000-$1,200 per month is it possible to get an ocean-front 1-bedroom. I figure that if I get a place right on the water, I won't need to use the A/C at night b/c of the breeze and will also not have to worry about mosquitos as much since they tend to hand out more inland. I have been to the islands a handful of times and have never been bitten by any mosquitos. I am assuming this is b/c most resorts are located right on the ocean and that the hotel sprays the surrounding area with insecticides. Judging from what AUC students say, the mosquitos are relentless around the campus area. |

Nice
Campus Village apts are really nice and new. I would caution though that "ocean front" doesn't mean what you picture in your mind. It's quite different when you actually see it. It is very close to school, very nice, a bit pricy and definitely not ocean front. :-) Like rrod said, you can see the lagoon. The walk to mullet bay beach will take you less than 10 minutes.

Lots of variance
Cupecoy Beach Club is generally very nice, but also quite expensive. 24 hour security.
Campus Village is very nice, but not cheap. I don't recall seeing security here? Arbor Estates and Tradewinds are very close to school and the complexes are generally pretty nice, the individual units depend heavily upon how much effort the owners have put into them. Overall, I would say they are very nice from the ones I have seen (multiple units from multiple owners in both complexes). Rent is also quite variable, from $800 fro a studio to $1200-1800 for a 2-BR. Nighttime security both of these places. There are complex pools at both of these. The Laker building is ok, I hear, never been inside, but not as nice as those above, probably because it's 50 ft from the guardshack at school and doesn't HAVE to be nice! lol No security here, I don't think. These are $1000 including utilities, I believe, which is rare. Utilities can run from $150/mo to $500/mo depending on usage. Cote-d'Azur Residence is a decent complex of 3 large buildings, nothing fancy, the apartments range from basic to 'cute', depending on the owners' tastes and devotion. I think Jane Pedlow's units in Building A have been generally accepted as the best value for the money, starting around $650. None of these units are huge, although some of the lofts have quite a bit more room. No security. Cote d'Azur Marina, basically the same as the Residence, but it is waterfront, apartments are arranged in smaller buildings, usually 2-3 per building, so you will have 4-6 apartments sharing a common walkway down to the water, and the luxuriousness of the immediate area surrounding your unit can be wonderful or bleak or overgrown. Some units have small pools that adjacent apartments share. Rent ranges from $900 for a 1 or 2BR to $1800 for the nicer 2BR, I think. Some studios here go for less, I think my neighbor is paying $500 for his studio. Don't expect to see this price very much. Nighttime security, and off the beaten path, so little traffic in the complex itself, partly due to the individual paths going to each group of apartments. This is where I live. We have a 1-BR with a separate attached studio which we usually keep empty, not as nice as many of the others, but very livable, GREAT VIEW. We pay $900. This is the ONLY complex around here with direct access to the water, except Cupecoy Beach Club, where you go down by Cliffhanger Bar. There is a very small beach down there. The Marina sits on the lagoon. We usually get a fairly good breeze unless it's really still, but mosquitos can still eat you alive. This is in part due to the vegetation around. If you have screens, you'll be fine, or invest in some OFF (which is what we do, as our large bay windows don't have screens). Many (if not most) of the units here have nice balconies overlooking the lagoon, which is nice to sit and drink beer and BBQ. Blue Azur is owned by Charlie Dahon, and he has had his fair share of bad reports in the past. I believe he may be trying to clean up his image, he got rid of a manager who was causing lots of problems, and I know of two sets of students who he did the right thing for in the last few months. Perhaps he is turning over a new leaf? Only time will tell. Either way, I don't think Blue Azur building is particularly well-made (as our resident architect rrod has said on MANY occasions). Many horror stories from former residents, but as I said, he seems to be turning over a new leaf. We'll see. There are some more apartments down that side-road from Blue Azur, Trish and Aaron live down there, they could tell you more, I don't know much about them, except to say their place is nice. Not spectacular, but very liveable, wouldn't you say, Trish? <whew> That's a quick rundown of most, if not all the places right in walking distance of the school. At least, from my perspective. lol |

"well made"
is a relative term down here. yes i am a spoiled amrican architect set on his ways with such things as building codes and a fair notion of structiral stability and site analysis. all these buildings have flaws even the new university village apts. were you guys see nice stucco, paint, and building wiring. i see major stress cracks, inadequate ground preparation, not sufficient structiral support, exposed wiring, and genereally a horrible roof truss system attatchemnt to bearing walls that will blow over at 50mph but at least they look nice.....
on a better note the bathroom has a new hvac system that was installed today with a fan so maybe that will alleviate the gag reflex experienced opening the door....;
